Kin-is is an amazing place, the rooms are well kept, next to the restaurant, making the access easy. The food is just superb, the pasta is “al dente” as the italians would say, in addition to the breakfast the experience was unique and memorable. Highly recommend 5 stars, thanks to the master chef nanak singh

The property has no proper parking if you are travel-ling in the four wheeler. You don't get the vibe to stay there. Agonda beach is very beautiful and less crowded. Best to stay in agonda but not in kin-is

my stay at this hotel was nothing short of a nightmare. the power was out from the morning, and while the inverter kept the fans and ac running through the night, the real trouble began once the battery drained. we were a group of three, including a 2.5-year-old child, and the lack of basic amenities was unacceptable. with no power for the geyser, i requested a couple of buckets of hot water. shockingly, i was provided with only half a bucket—completely inadequate and unprofessional. to make matters worse, the owner was utterly unresponsive and showed no concern for our situation. this kind of mismanagement and lack of hospitality is unacceptable. i would never recommend this place to anyone. avoid it at all costs!

The care takers of this property are very friendly. The room is average but there is no compromise with cleaning and hygiene. It is just a 1 min walk to the beach if you take a short gali. Food is awesome. Thanks

Location is 2 mins walking from the beach. There are few small buildings in between so no sea view. The food is amazing and the highlight of the stay. The rooms are clean and well maintained. Basic cottages wo please don't expect a hotel room facility. The rooms get a lot hot at noon. The vibe of the bistro is amazing.

Location good but food is amazing no other amenities small property of 3 cottage only service is ok ok we have to request about room cleaning and owner say we do cleaning on alternate day! and after that only b rooming done terible

An absolute gem of a place! the accommodation, food, location, and hospitality of the owners are just amazing! extremely warm and welcoming atmosphere located few mins from the beautiful agonda beach ) the food and cocktails here are a must try as well. Leaving wanting to come backkkk soon to this place & people )

a hidden gem in agonda! kinis bistro and cottage in goa is such a find! run by a lovely mother-son duo—she’s the bartender and host, and he’s a seriously talented chef. they made us feel so welcome, it felt like home away from home. the rooms were super clean and had all the basics covered. we originally planned to stay for 2 days but ended up extending to 3 because everything was just perfect—the weather, the hosts, the food! speaking of food, we tried the pasta, chicken, sandwiches, butter chicken, tandoor, and two amazing cocktails. everything was delicious and reasonably priced. what really sets this place apart is the vibe. agonda is known for being a peaceful, lowkey getaway, and kinis is a true gem here. the beach is just across the road, but honestly, i’d pick staying at this cozy spot over a sea-facing room any day. if you’re looking for a chill, budget-friendly stay without compromising on food or service, this is it. we made some great memories here, and i’d give it a solid 5/5. highly recommend!

Kin-is cottage is absolutely an amazing stay! the food is absolutely delicious here and had a great variety of options and also the service was excellent. The rooms are clean, and have such beautiful artwork inside. The owner ruchi and chef nanak are delightful and welcoming to every guest here. You must visit if in south goa.

Pathetic experience. There were 3 cottages only. When we reached, the room was hot and suffocated. The ac wasn't working properly. They don't have many options in vegetarian food. You have to cross the road and walk for a few minutes to reach the beach. It's not worth at all. The room and washroom lights were blinking. The owners behaviour and attitude was rude. There is no room service and you can't have food inside the room.

Imagine your cool aunt and cousin own a place in goa where you are always welcome, thats kini's for you. Stayed with them for 4 days and it was a blast ). Rooms are very neat and comfortable compared to other accommodations. They are pet friendly ( furry friends are more than welcome ). The food was just really amazing every ingredient is home-made & fresh which makes it really lick smacking, quantity of portions is also great. Our favourites are hummus with pita bread, shakshuka and the peanut butter smoothie(could have it forever) the best pina coalada in entire agonda fyi. The place also has ample car parking facility and hot water if you are planning to stayover.

The room was beautiful, clean and really close to agonda beach like a minute walking. The hosts were very friendly and supportive. The food was really awesome. If you get to stay or not the food is must try.
