The hotel villa 11 is a beautiful newly constructed property nestled at the base of a mountain overlooking dal lake, just 2. 5 kms from the lake. The rooms are sufficiently spacious, bathrooms neat amd clean and esthetics good. A small stretch of the approach road is narrow and needs widening to facilitate easy access. There is no proper dining facility, however room service for tea etc is good. I am rating my stay experience at the villa as near excellent.

1. No power backup hence no room heating during the night which makes it difficult to sleep 2. Poor service and bad attitude of the employees 3. The location is far from the city and roads are narrow to reach the property. 4. Food was terrible.

Too remote location. Unprofessional service

Though property is good but its in very remote area. Please make sure to check your bill generated by hotel staff thouroughly. They added 23 water bottles for us while it was just 15 bottles. The hotel guy kept on arguing until we settled it with another hotel staff. Also they added extra amount in food as well that too we had to clear out. Unprofessional management. Not a good experience. Room wise it was clean & hygienic.

Good hosts. Good property. But the location is very remote. The nearest shops/restaurants are over 1km. The food is average as well.

The stay was pleasant. The caretakers (mohammad yaqoob and farooq ahmad) are amazing. They cater to your every need with grace and a great sense of service.
