Our stay was comfortable and clean. Only issue is the constant opening of emails to get site login information to get into locked doors. Stairs were tedious but we knew about them in advance.

The room was OK. The bathroom was clean modern with lots of hot water. I was not a great fan of their electronic check-in, but maybe I’m behind the times. I and another guest had trouble opening the door with the key. I never saw the owners, but they were very quick to respond to any problem on WhatsApp.

The lady that cleaned was very nice and tried to help. The bathroom was always wet and slippery, because the shower was slow to drain and therefore overflowed.

First able the room was not ready. The building seem that was being remodeled so that could be the reason for not being ready. The maintenance person was nice and gave me the keys since I never received a code until I got there. It is very small and it look like someone got in when we were not there. Nothing was missing but I did not feel all right. The worst was the smell .. we opened windows but the smell was there. The room was clean and remodeled. The area was ok close to the colosseum about 23 minutes walking.. metro close by

There are no words to describe this place and I was just reading the reviews some are good some are not good yet the owner of the place was responding defensively instead of assuring guests that moving forward they will make it better…Out of 5 stars , it’s a negative 5 through and through especially with the amount of money charged….and to the people who operates this place don’t respond no need .And to Expedia it amazes me how are you vetting this place…

Pros: check-in instructions were clear, owner was responsive via messages, location is close enough to walk Neutral: Leaving money in the room as payment shows honesty from the owner but is slightly disconcerting in terms of whether received (host responded via WhatsApp promptly when receipt requested). Cons: very noisy (guests talking, doors banging) until around 2am and then from 8am meant we hardly slept. Not the nicest area

The location of this hotel made for easy walking around the city. The bed was comfortable but could have used a thicker blanket as it got a little chilly at night. Shower had plenty of hot water although the bathroom was a little narrow. The only downside is that we were supposed to have breakfast included according to hotels.com but forgot to ask about it at check in. I had read it would be a couple to eat at a nearby cafe but we never got it and didn't have time to double check.

It's five rooms let out on the third floor of an apartment with no lift. There are no onsite staff. Takes multiple attempts to get anyone over the phone numbers listed. Complementary breakfast is outsourced to the restaurant down the street who offers a coffee and a single croissant!!!!! For the rest of your breakfast you are asked to pay. I found this very unacceptable.

The place was very nice, the man that met us was very pleasant........however...... Every day it seemed we owed more money for one thing and another, so the €218 room i booked ended up costing that + £50 for a guest that supposedly hadnt been booked in so needed to pay breakfast ( although we only ate 3 breakfasts and the voucher entitled us to a €6 meal) + the next day met at our door with a demand for another €216 for the room as it was under paid + on our last day our children were run after up the street saying we owed €200 for a blockage in the sewerage system, apparently it was blocked with make up wipes ( odd as i dont wear makeup!!!) and the cost was to unblock the system, but if it had been fixed at the cost of €200 why were we then not allowed to use rhe bathroom. I didnt complain at the time as it was the only holiday we have managed with the kids ( now aged 21 &18) and i didnt want to spoil any memories. Also on arrival we were given the wrong rooms, making the kids share a double bed with en-suite and myself and husband use communal bathroom, we used our common sense and swapped, then to be asked why we had swapped, I explained the kids didnt fancy sharing a bed!!!

Everyone needs to be honest, this isn't really a B&B (as indicated), nor is it some sort of cool specialty lodging. It's basically a youth hostel. At least that's the way it seemed during our stay. The hotel cannot be found on any map because it is really a room (or rooms) in a single apartment. You have to call and wait for someone to meet you on the street and walk you half a block around the corner to get to an apartment one flight up in an unmarked building. Our room didn't look like the picture (much smaller) had no air conditioning (which would have been nice in July). They did provide a water cooled fan, but it was no match for hot Rome nights. The room appeared to be clean, even if it did smell like dirty bleach water. The bed was probably the most uncomfortable I've ever slept in. In fact, sleeping in this room is nearly impossible. Between the flat pillows, the hard mattress, no A/C, and the excessive street noise, we did not get a good night sleep the entire time. And the free breakfast is a joke. You have to go to the little restaurant around the corner for breakfast. Only it really isn't a breakfast, like I've ever had. It is a croissant and a cup of coffee. The staff was very rude and seemed inconvenienced we were there for breakfast. Overall, of all our European travels, this was one of our most disappointing stays. Until they make some improvements, there is no way I could recommend this place to anyone.

Affordable but at least 10-15 min walk to the Colessium where you then get transport into city. As a woman travelling alone I didn't feel this was the safest area but then I didn't feel Rome was that safe overall. Only saw staff when checking in & that was it (but lively people) so hard to ask for advice etc if you don't speak Italian. VERY noisy at night too. I would consider staying again if I had someone with me but not alone. Thanks for a clean & affordable stay.

The location is good however I think they owner has multiple rooms as we were given a diff address and taken to a place 2 blocks away. The place we (4 friends) were taken to was big and clean until we realized it was 1 big room which had a double bed and 2 single beds with an attached shower. This was incovinient as there was nothing to hang or store, literally 3 beds and our stuff lying around. I think the room was apt for 2 adults and not for 4 adults. When we requested for another room, we were told we should be considerate as we don't have a shared toilet. I travel a lot and we have stayed in accommodations for 4 which equally have some arrangement to hang our jackets or put aside our luggage etc. The host was very good in terms of providing info on things to see, how do we go about the sight seeing, recommended places close by meals, etc. In summary good location, good host however I don't recommend you bookingredients 1 room for more than 2 adults. It's a very compromised arrangement.

My favorite part of this B&B is the location. It's close to restaurants, the metro, 10 minutes from colisseum and 15 mins from Termini. When we got to the b&b, the staff recommended places to eat and have coffee. Also suggested to use the metro to go to the Vatican, which was very helpful as the walk was pretty far. I enjoyed my time here and would recommend.

It was our worse experience, when we booked this place it was not clearly mentioned, what will be excluded and included, breakfast was just cup of tea, I think we just got ripped off.

Location was excellent for all our sightseeing we were very happy with the B&B staff very helpful room was basic and very clean restaurant next door was excellent were we went for breakfast and evening meals.
