It was the worst hotel experience we had ever. Rooms were full with mosquitos,bed linen and pillow case covers was not changed when we arrived and they changed them after we checked in to the room and they sprayed bugs spray all over and it was difficult to breathe. It was raining and that room's electricity went off 4 times and each time it went to we had to run to the reception to inform them as they did not pickup phone. Finally they changed us to a difference room.food was worst.. after getting dinner,I felt sick. I had loose motion and vomiting till next day morning.then my husband got the same condition. When we ask whether they got any medicine they said no. It was around 3.00 a.m. we asked. Next day morning we didn't even had breakfast and quickly checked out from this awful place went straight to a doctor.. It was a worst experience we had ever...I'm so sorry about the money we spent to book it as full board.. we even made a complaint to the hotel manager,but they seems didn't even care.. I will not recommend this place to anybody...

Do NOT listen to the negative reviews regarding this hotel. I have stayed at two other hotels in this area and was very displeased and checked out earlier. This is the only hotel that met my expectations of a 4 star hotel. It is modern, and incredibly aesthetically pleasing. The views are absolutely incredible. The food is very tasty. The staff is incredibly professional and helpful. If you are looking for a hotel on the beach, this is not the hotel. However, if you are more concerned with views, and a pool that is pleasing to the eye, this is your hotel. I really wish I would have ignored the negative reviews of this hotel, and selected this hotel from the beginning, as it is certainly more so what I am used to when I book 4 and 5 star hotels. Book this hotel, you will not regret it.

We had booked Superior Room With Sea View with direct Access to Pool. Following were our experience: - unclean & unkept rooms, toilets, swimming pool. The doors didnt lock properly, AC wasnt cooling the room enough. - the jacuzzi area was very untidy and toilets didnt have the basics like dental kit, body lotion. - the shampoo and shower gel provided were of very poor quality. You expect better quality from so called " BOUTIQUE HOTELS" - they served cold buffet spread. Guests reaching after 1 hour of buffet timing wont get all the spread (both at breakfast and dinner) - too highly priced buffet dinner - they charge extra for more than 2 water bottles per day (never heard of this in any part of sri lankan hotels) - 1 bottle of 1 lt would cost you Srilankan Rupees 300 + taxes (exorbitantly high) - staff not freindly neither eifficient. -rooms very badly maintained. I would never recommend this hotel to anybody looking for a good quality service, good food and good stay. Me and my husband were very very disappointed by the overall experience.

We stayed 2 nights and had a great time at Villa Thawthisa. Beautiful swimming pool and amazing view from our room. It was a very steep drive up to the hotel, you may have to bail out of the tuk tuk for it to make it up the hill! The hotel provided a free tuk tuk down to their sister hotel on the beach which we made use of. Stunning beach at Unawatuna but watch out for the strong currents.

We arrived at night a day late due to one of our party being sick, but there was no leniency in altering our arrival date even with more than 24 hours notice; we already expected as much, since it was impossible to cancel our booking at any time without forfeiting half our fee. The place has a beautiful view of the ocean and jungles from the rooms, and especially from the restaurant, but the rooms are stark, with some sort of industrial aesthetic that is jarring for Sri Lanka. There are nice pools and each room has a balcony, but also a glass wall, so at pool level that might be an issue: we wereon the 3rd floor. It is a very good hike to the beach, so anyone with mobility issues be warned! Luckily, we arrived with a car and driver, but there were no quarters for the driver at the hotel and the nearest was at another hotel; otherwise, there are just a few shuttles into and back from town. The reception staff and kitchen staff were cheerful and professional, but the restaurant prices were as if we were staying at a 5 star in Colombo, which this place, in my estimation, was not.

What a wonderful view. We had the ground floor rooms that had direct access to the pool. It was like we had our own private pool. Staff were very attentive. Food was nice. Breakfast buffet was a good western style, eggs cooked as you wish. Restaurant is on the top floor wiht 200 degree views of Unawatuna. A wonderful stay.

Do not be fooled. This is a shabby, unfinished, poorly designed, poorly maintained (by unskilled workers particularly the paintwork in the rooms) hotel which does not come close to a 4 star. I have seen better 3 star hotels at half the cost. Do not be duped by the description "Boutique Hotel". It is a tourist rip off. Some of the issues/ problems are listed below: 1. The hotel appears to have been built as cheaply as possible. Thy did not even bother to complete the external facade or the hallways / common parts with tiles or even paint as all is left as is bare concrete trying to be disguised as polished concrete - poorly done by cheap labour with cracks everywhere and discolouration and wrong materials. 2. The bathrooms are poorly designed - you have to bathe in the nude in full view of the front of the hotel and the public. 3. we traveled as a family - there was no privacy for bathroom facilities which meant each time you wanted to use the shower or toilet, others had to vacate the room entirely as the bathroom is just separated by glass which is poorly obscured by cheap stick on film which goes only half way up and still does not provide adequate privacy 4. The bathroom sinks were too low. The average height should be around 900mm high off the ground. Ours was only around 500mm which meant you had to kneel down to brush your teeth - what a joke 5. No towel holders or hooks to keep your clothes - 6. appalling large side board around the bed which meant getting in and ou

Food was cold ... just dull looking hotel. Has not been painted. Pool area has no bar .. no music .. fitness room is a disaster. Staff is great .. young manager is great. Needs a better road almost broke my car driving in to that.

Broken. This place was conceived with "design" in mind, but then everything went wrong in execution. Everything is essentially broken. The restaurant's roof leaks under rain (in a tropical country!). The rooms have these weird glass walls that can't be blinded during the night. The bathrooms are even weirder, essentially outside the room exposed to people in the pool. Shower drain clogged, only scorching hot water, etc... The nice pictures of the pool and views, and the definition of "boutique hotel" make this place essentially an intentional scam. The only redeeming virtue is that the poor souls employed here are actually quite nice. But the £275 per night we paid make me still angry when I think back to the whole experience. Please, please, please stay away.

Just dreadful, no coffee at breakfast, no water to drink, not clean, useless service. No communication between staff. such a disappointment. No privacy in room, can walk from the pool into the room with no lock on bathroom door. i felt unsafe.

The hotel is perched above the main Unawatuna beach area - a bumpy ride up the hill. It is a modern concrete design with great views over the coast. Good - rooms have a funky design, large rooms, very bright (all white), good aircon, tv & cable, nice pool patio with lounges and chairs, great views, food was OK (new chef so will get better), very good large pool. Not so good - they have open-to-air bathrooms so no aircon, there was effectively no hot water in our room - took 10 mins to get lukewarm, floors in bathroom are very slippery when wet, lots of wear and tear in the rooms - loose taps, scraping door, gaps in plaster around fittings, flaky chair covering, room gets very light in the morning. If they kept the rooms better maintained it would be very good. If you want to hang out and relax it's not bad - we paid around US$100 for a good room as it's low season - i wouldn't want to pay much more when it's busy - if they fixed a few of the wear and tear issues it would be much better.

Modern boutique hotel tucked away in the hills overlooking a lush jungle. Hotel has the potential to be really great, however, it appears somewhat neglected in areas. Little extras can make it a great little spot for total relaxation. Door locks, including bathroom doors malfunction; no hooks for hanging towels in bathroom; mold by pool; etc. But overall, a great find. Lana, the hotel manager is great.

Its was remarkable stay, I love every single moments of it. View from rooms balcony was simply awesome. However, sometimes i was bit fed up with so many incects and lazzards coming into toilets and balcony areas in the evenings, usually staff was quick to come and get rid of them. But they have to take some steps so that they do not arrive at all. I would have given 5 out of 5 only the above mentioned prob stoped me on 4 though. I would love go back again.

Wasted some time but it was fine. The swiming pool and ocean view is awesome esp sunset at the restaurant. The best ocean view i have seen. The meals are really tasty but it takes over one hour to wait. Overall, it is quite worthy to stay. This hotel is not too far to Galle also.

Great views and sunsets from restaurants and room. Clean and comfortable rooms if not a little stark. Great location, surrounded by nature, kingfisher seen from balcony on first night. Very good infinity pools, overall a good hotel.

Booked here pretty much because most other places in the Unawatuna area were fully booked, and because the photos looked good. Basically to cut a long story short, the view is phenomenal, and waking up and showering when you can see right over the jungle and out to the ocean is really cool (be aware that your outdoor bathroom will become full of small bugs in the night, as you are in the jungle). The staff try their best to help you out and are really nice (one staff member gave us a lift in his own car when a taxi was not available!). The food at the hotel restaurant is really good (try the fish curry) and the included breakfast is great too. However I feel being relatively new, the hotel is either still figuring out exactly how to be a hotel, or perhaps the whole area is just quite new at the tourism game so haven't figured their stuff out yet. Simple things like getting new towels (we had the same ones for 4 days), fixing broken furniture in the room, bright lights from the outside passage shining really brightly in through the frosted glass room door all night, getting the tv to work properly (the wrong sort of plug jammed into the wall), and I could probably go on... If you want an amazing location/view with a great pool and good food, and are not super fussed about all the other little things then it ticks the boxes. If you want a 4+ star hotel experience, then it might not be for you.

The hotel was ok, but the wifi is really really poor, we lost connections every 3 minutes. The location is great, but not close to beach, the hotel is actually located on the hill. Make sure bring some anti mosquites spray~
