Excellent beach property on beach, nice amenties, they have less staffs but not a big challenge. I booked very late 2 days prior and upgraded to a room at roof top from where beach view is excellent. Since its a beach property you have to walk on sands to reach hotel but hotel staffs help you with your luggage. Location finding is dificcult for same reason. Contact hotel for exact location else you will find hard to reach but once you reach you will find it excellent specially of you avail the top floor rooms

Visited the hotel on 16th march with family. One of the best beach side hotel to stay. The hotel is situated on the beach, step out from the hotel n you're on the beach. Room was clean, hot water was available. Hotel staff is very gentle and cooperate at all times. Veg & non veg food is awesome. Breakfast had 7-8 items. Hotel has the facility of arranging water sports & sight seeing. You can customize your requirements and pay accordingly. I should appreciate the receptionist mr. Jaykumar who helped me a lot during my stay. I thankful to mr. Rafiq & mr. Afroz (taxi drivers) who are very gentle and took me all the best places to see in goa. I am also thankful to mm t for suggesting the hotel. I'm eagerly waiting for my next visit.

Sun n sand the best beach resort in calangute the rooms were clean, very comfortable, and the staff was amazing miss tan u assisted a lot during our. They went over and beyond to help make our stay enjoyable. I highly recommend this hotel for anyone visiting goa

Location is very good, property is average but the room i booked had a bunk beds, so ample space for sleeping. Food is good, staff needs more training, not like they are not helpful, but some proactive steps add more points. Only problem is access to the property, as it's beach facing. So you need to walk a bit with luggage on sand and there are no directions given.

Fantastic location facing calangute beach, it-as a very nice hotel small hotel with about 15-30 rooms, neat and clean with very nice staff. Thanks to ken who took care of us.

Good location, cab cant reach the hotel.. had to walk 50m in sand to reach..the location was not right… kinda misleading..Also out of my 4 rooms, 1 room was full of cockroaches… we all were busy killing them before we could pack our luggage

The stay is fine right on the beach, rooms are also decent, but the food is quite bad here. Day 1 breakfast was fine, but other things we ordered during our stay here were quite bad and hence the 3 rating. Overall the service and food can be improved

There were ants in the room and in breakfast. The breakfast spread is very poor. The room was sold as sea facing, but in reality it had blocked view of the sea. The hotel access isn't good.

Third class hotel with third class service. Poor service n costly hotel. Receptionist is arrogant not even sense how to talk with customer. Rooms and breakfast is third class n breakfast is not worth n costly. Tv is not working. I suggest don't visit this third class hotel.

The hotel is sub standard without having parking facility. The **** receptionist was very rude in behaviour. There is no power back up and alteast there was power cut for 20 times a day. Food was stale and served with out cooking properly. The female receptionist was the first person to buffet break fast. The ac was not adequate and not sufficient to the family room. Major concern is no transport facility to the hotel, we were forced to walk 500 mts for transport. There is no spa facility in the hotel. Totally the hotel is down graded, worst, terrible experience of holiday.
