property is in good location in Manipal, close to the university campus. Excellent property with great views... the staffs were good and co operative. highly recommended.

room size was small. staff and breakfast is good. room service was good though restaurent doesn't have as many choices of food as I thought it would be . bar is just slow

The stay was good, the rooms were maintained clean and hygienic. The staff were polite and helpful. Food is also okay, but limited items were available for the breakfast buffet. The only thing was being a 4 star hotel, hair drier and iron were missing in the room.

Pros: The property is well maintained and conveniently located, making it easily accessible. Rooms are spacious, clean, and well-equipped, with one of them offering a beautiful valley view. The breakfast buffet was excellent — varied, well spread, and changed daily, ensuring a fresh experience each morning. Food across all meals was delicious, and hygiene standards were consistently maintained. Ample parking space is available, and the security guard was particularly courteous and helpful. The overall ambience is calm and welcoming, creating a relaxed atmosphere throughout the stay. Cons: We had booked four premium suites with balconies that were all supposed to have a valley view; however, only one room actually did. The remaining three faced the hotel entrance and parking area. Despite booking more than a month in advance, the hotel did not have all rooms ready upon our arrival, and they were located on different floors. The staff explained this was due to last-minute holiday bookings, but considering our early reservation, better room allocation should have been ensured. Overall: A comfortable stay with good food, cleanliness, and ambience — but the room allocation and view-related issues were disappointing given the advance booking and expectations.

hotel charged for residential suite but the upkeep was not satisfactory. one room outside handle was missing , my child got struck inside and not able to open the door from inside...... hotel staff took 20 minutes to repair despite of requesting them 2-4 times.....center table leg was broken

The stay was okay overall, with good accessibility to nearby places. However, the washrooms were not very clean, and there was an unpleasant smell in the lift. Cleanliness across the property could definitely be improved for a better experience.

Hotel was short off staffs. Both house keeping staff and bell boy was not available. For food service also a lot of delay.

The hotel location is a bit far (100-150 meters) from the main road but the view from the hotel balcony is great . Very green location and relatively new and clean facility. The food at the Cove restaurant is good .The negatives are the very limited options in the buffet breakfast and very poor service from the housekeeping team .The guests will have to really chase the housekeeping all day to get the room cleaned .

Overall it was great experience, service & cleanliness were as per expectation. Small suggestion of putting common washing machine as the weather is humid & wet

bad rooms, has grown fungus due to moisture and AC is down due to no maintenance. good for college age, but not fit for corporate travelling

We had a wonderful 4-day stay at Tea Tree Suites! The rooms were comfortable, and the hotel food was truly excellent. All staff were friendly and helpful, particularly security. Great experience overall, would definitely recommend! 5/5 stars.

I spent a week at Tea Tree Suites. The food quality/choice is good & priced reasonably. The staff are polite & professional. Enjoyed my stay thoroughly.

Cleanliness was good, breakfast was good, . Executive single room was too small and bathroom amenities is of low quality.
